Mortgage Documents Needed For Application
Below is the list of documents required for loan approval. The list is divided by section, please send the documents that relate to you. If you are self-employed a W2 employee or retired etc. There is also a printable checklist here. Please contact us with any questions and thank you for the opportunity to work for you.
All Borrowers
__ Driver’s License Photo ID or Passport – must be Clear-Legible-Color (prefer picture)
__ Personal Tax Returns (all pages) for the most recent two years available.
*If extension was filed need proof of extension
__ Bank Statements for the most recent two months (all accounts, all pages even if blank)
*Any large non-payroll deposits must have supporting documentation of the source.
__ IRA, 401k or Retirement Statements for the most recent quarter or 30-days. (all pages)
Salaried / Hourly Borrowers
__ Pay-stubs – one full month showing year-to-date earnings
__ W-2 Forms – most recent two years
Self Employed Borrowers
__ W-2s, K-1s and 1099s for the most recent two years
__ Business Tax Returns (all pages) *only if you own 25% or more of the business.
__ Year-to-Date P&L *only if you own 25% or more of the business
Retired Borrowers
__ 1099s for Social Security and Pension income for the past two years.
__ Proof of Direct Deposit for current monthly Social Security and Pension (typically shows in the bank statement)
__ Social Security and/or Pension Award letters showing income will continue at least three years.
Divorced or Receiving Child Support and/or Alimony
__ Divorce Decree including separation agreement if available. (all pages)
__ Proof ex-spouse has been making agreed Child Support and/or alimony (on-time) for the past 12 months and income will continue at least three years from closing.
__ Birth Certificate or Passport or Photo ID of children receiving income support for. (must conitinue for three years from closing date to be counted)

__Recent Mortgage Statement
__Survey
__Owners Title Policy
__Homeowners Insurance Dec. Page
__Proof of HOA Fee and Term (if applicable: ex. $250 per quarter)
If Applicable
__ VA LOANS: DD214 Honorable Discharge Form
__ Landlord Contact Information
__ Lease Agreement(s) for any rental properties owned and not shown on the most recent tax return.
__ Recent mortgage statement(s) for all Real Estate owned (financed properties)
__ Proof of property taxes, insurance declaration page and proof of HOA Dues on all Real Estate owned
__ Disability Awards letter showing income will continue at least 3 years including proof of direct deposit.
